New Hampshire Home Buyer You need to Beware, all though starting in 2010, all regular New Hampshire Home Buyer and Seller, Home Inspectors need to hold a license in order to perform Realestate Home Inspections.

But there has not been one provision put in place, by the governing body over seeing the licensing of Home Inspectors. To prevent or to protect You the Home Buying Consumer, from any form of Conflicts of Interest between New Hampshire Realestate Broker/Owners, Brokers, Buyer Brokers, Agents, Sales Associates and Home Inspectors.
Even though most Real Estate Agencies will hand you the home buyer 3 or 4 Home Inspector business cards, they will usually give you 2 high end price inspectors and the inspector, will lets say friend. Sometimes there's financial referral arrangements between a Realestate Agency and Home Inspection Company's in the State of New Hampshire.
New Hampshire Home Buyer You need to Beware, as a home buyer, you must bear in mind that most all Realtors do work on a commission basis, their commission is usually around the 6% rage of the home's Selle's price. Don't take me wrong, there's nothing wrong with that, but however You the Home Buyer need to remember that Brokers, and Agents do have family's to support, and bills to pay.

Unfortunately many New Hampshire Real Estate Brokers and Agents look at an independent, and un-biased Home Inspection as being a possible threat to their monetary incentive and are sometimes fearful that haven the involvement of a Home Inspector just might as Agents say, Kill the home Selle deal, or at the very least, decrease the amount of the sale and consequently lessen their sales commission.
New Hampshire Home Buyer You need to Beware, although most New Hampshire Realestate Brokers and Agents are honorable professionals, there are some out there that are not!!! If for some reason that you should feel that a Real Estate Brokers or an Agent is suggesting or recommending, or in some way steering you towards a particular Home Inspector, that sure should raise a Red Flag.

If a New Hampshire Broker or Agent should suggest that a Home Inspection would be a total waste of your time and money. A Broker or Agent should always suggest for a Home Buyer to have the Home Inspected and that Home Inspector should be one of your choice only. Just about every Real Estate Agency has a spot of some kind, for clients to pick up business cards and brochures. You should tell the Broker or Agent, that you will take a few of the different brochures and business cards, that you like. And that you will decide which Home Inspector you'll hire.
New Hampshire Home Buyer You need to Beware, If a Broker or an Agent should say to you, this Inspector is a good one, we or I use him or her all the time, this Inspector is too expensive or takes too long. You can be assured that the Broker or Agent is trying to control the selection of the Home Inspector you're going to use.
The last thing a New Hampshire Real Estate Broker or Agent wants is to lose a Home sale because of a Home Inspector just might find too many things wrong with the home, too their liking. And consequently, just might recommend an Inspector that over looks things, and working more for the Agency that the Broker or Agent is working out of. And not for You the Home Buyer, a Inspector who will be a bit more sympathetic to them, or totally rush through the Inspection in order for the sale to go through, or so the Inspector will receive more referrals from the Agency in the future.
New Hampshire Home Buyer You need to Beware, if your New Hampshire Real Estate Agent Recommended a Particular Home Inspector, or none at all. You want to Beware!!!!

Dale: As a Broker in California I tell my clients to be at the inspection and ask any and all questions to try to find out all known facts about the property. Information is not a threat to me, it is assurance that my buyer will find out more information up front and less unexpected problems after they move in.

All Real Estate Brokers and Agents, should encourage a Home Buying Client to be present for the whole Inspection. I know your a Broker that looks out for your Clients.
The main reason I wrote this blog post, was to let Home Buyers in New Hampshire know they are not at all protect from conflicts of interest, between Real Estate Agencies and Home Inspectors.
As a REALTOR I always recommend a home inspection and NEVER suggest one inspector over an other. I also don't put my needs before my clients. I don't know who the agents are that you've experienced behaving the way you've described but I would hope that you have reported them. Only way to stop that type of stuff is to report it... to do otherwise just condones it.
Thankfully I can honestly say that the REALTORS I know, really care about their clients and home inspections are in no way a threat to them.
Just my two cents.

You you sure can bet your boots, that it been reported. Just like a complete was made, about a Agent that gave inside info about their Home Buyer, to the listing Agent of the Home. Which had alot to do with, because the Buyer would not use the Inspector the Agent wanted them to use. Just so they could keep the price of the home, were they both would make a good commission off the sale. Even though there were 3 major defects, that could have caused the death of someone.
Did not at all mind, you leaving your two cents.

The Washington law is written so realtors must disclose any business relationship with inspectors. And most of the firms give out three to five names or, as of now, many just refer clients to the list of state licensed inspectors.

Some of the Real Estate Agents in this area, think they can just make up their own rules to follow. So the old saying Buyer Beware, is not only a good thing to keep in mind when your buying something. But also when working with some of the Real Estate Agents in this area.
Dale most realtors just give a list or refer them to the TREC website. It is really best that way. I understand the consumer would ask if they can refer someone, which I would do the same, but give them several names and let them call and pick one. Many of my inspections now come from the internet so it is the consumer coming direct. Times are changing and folks need to do the right thing.

The clients that I have worked with, also found me by way of the internet and by word of mouth from other clients that I have done inspections for. I don't put any lettuce of any kind in the Real Estate Officies of the area.
I have had folks tell me that when they told the Agents of one of the local officies, that they would be working with an inspector that they have found on their own. That they have been told, they should use such and such inspection company, because the inspector gives their cilents a deal. Which is for sure a big Conflict of Interest. And the kind of thing that New Hampshire needs to put a stop to.
But has not been addressed by the licensing board, and when they were asked about it, they said that they had no plans to do anything about stopping Real Estate Officies from doing such things.
Dale, as usual you are spot on wuth the post. all homes need to have an inspection by a licensed inspector. I have a list of inspectors that clients can choose from so that we will not be liable for directing someone to a particular inspector. All of the inspectors on my short list are people I have done business with before and are all weel qualified. I will say that if YOU were in Texas I would put you at the top of that list!

I just do what I can to help the public, and to understand about things that goes on in the Real Estate Industry here in New Hampshire. They need to know the true facts! The home inspector licensing governing body, need to put provision in to place and in-force them. So there are no conflicts of Interest between Real Estate Brokers, Agents, and Home Inspectors. To protect the Home Buyers!!!!
