One thing that I do is to always be at the Inspection sight at less an hour, before I'm to meet my clients there.

 

 

Our subject for this part of the inspection of the home, is the Exterior Trim of the home.

 

First Time Home Buyers place accompany me, to take a walk around the home so I can show you what I've found going on with the exterior trim.

 

Failed Paint

Rotted trim

As you can see in the two above photos, the paint sure has failed and the trim has rotted.

 

The wood trim and the window frame on many of the windows is deteriorated and water damaged at multiple locations around the home. This is due to the paint has failed on all exterior trim of the home. Water damage and rot sure is and was visible in many areas of this home.

This deterioration will only worsen if its not corrected.

The exterior wood trim should be examined by a qualified contractor and repaired/replaced as needed prior to anyone repainting the exterior trim of the home.

This is one of the reasons why its so very important for home owners to keep up on the maintenance of their home.

Same thing can happen with stucco if it isn't properly maintained (and then it can get really ugly).  It is amazing how much of an expensive fix can be saved by some simple maintenance!

You've been working hard on AR today, Dale!  I'm going to have to get to all of your comments in the morning!

Dale - we both know that just didn't happen, it happened over a good time period. Folks really need to care about their home and not let things get so out of hand. This expense could have definitely been avoided with a little maintenance.

Stucco sure can end up getten mighty ugly, as wood can also. If folks don't just take a little time to properly maintaine their home. I've just never understood why folks, spend 100,000 of dollars for a home. And then just set back and watch it turn to rot sometimes.

Will my friend, Didn't work any harder than I do any other day on AR. I just thought ya may need something to pass the time of day. LOL

I had not visited your bolg for a bit, some wanted to make it up to ya. Just like leaven a comment on your two new posts today.

It sure is a pleasure to have Y'all stop by to sit and visit for a bit. And to it sure is alway a pleasure to read and reply back to the comments Y'all are so good to leave. On any one of the blog posts, here at my little ole Blogging Homestead, my friends

Carl- you sure are right none of that there rot just showed up over night. The owners of this here home even tryed to paint over the wood rot. To cover it up, I think in the hopes that folks would not notice it. It sure is going to cost a lot to replace all the exterior trim around this home.

I do believe as Home Inspectors, we sure do get to see and find more wood rot, than we really should. During Home Inspections. And it sure is one the many thing we can find all over the Country. Thats for sure.
