As a First Time Home Buyer, you'll want to setup a general home maintenance schedule. This is a must to keep your home in tip-top shape. Doing preventative maintenance can help you to avoid major and expensive repairs later on. Here are just a few suggestions for you.
January - clean the condenser coils beneath or behind your refrigerator so it will cool more more efficiently.
February - inspect the grout and caulking around sinks, bathtubs and showers. Repair or replace any and all damaged areas.
March - replace the batteries and test your smoke and carbon monoxide detectors.
April - clean all rain gutters and look to make sure your downspouts are draining away from the foundation of your home.
May - service your air-conditioning system before the first hot day comes around.
June - clean the lint from your clothes dryer vent where the air goes to vent to the outdoors.
July - check all GFCI devices and outlets using the test button. If they fail to trip you should have them replaced.
August - check your roof from the ground, using binoculars. For any missing or damaged materials and your interior ceilings and walls for any signs of water leakage. Be sure to always check affer storms and high winds.
September - have your heating system serviced, before the weather turns cool.
October - have your fireplace and flue inspected and cleaned, before you light your first fire.
November - replace the batteries and test your smoke and carbon monoxide detectors.
December - review your fire-escape plan. Check the pressure and expiration date on all fire extinguishers, in your home.

Dale this is a very good checklist and reminder. We all know what we should do but sometimes just put it off and forget to get it done. Thanks for the reminder and I'm sure other home owner's will thank you also.

Carl and Ceil - Glad you like it, it sure does seem a bit easyer to put things off untell another day sometimes. But by doing that, we can very will end up payen a lot more in the long run. Than we would have, if we had only fixed the item when we first found it.
