First Time Home Buyers, maybe your think about buying land to build a home on. This is also good information for anyone thinking about buying land to have a home build, and for land investors.

 

 

You need to ask yourself, does this land Perk? This is perhaps the most important question you want to ask, and have the answer for.

Some of you reading this, just may very will be thinking. Just what in the world is this guy talken about.

A perk test, is a simple teat- Done so you know if the soil of the land in suitable for the septic system. That will be needed for your home, if your going to be building your home on. And there is no public sewer coming to it.

In some parts of the Country, if these is no perk, then that means no home built, period. A perk test is done by digging a hole or holes in the proposed septic area.

The depth of the hole that needs to be duged for the test, varies according to the local regulations but usually ranges from a couple of feet to no more than 12 or 14 feet. The inspector will fill the hole with water to a predetermined depth and then record the amount of time that is required for the water level to fall a specified amount. The water level can not fall too quickly or too slowly. Now in some areas, you can use alternative sewage systems on land that has been declared unsuitable for conventional septic systems. Like using a sand mound septic systems are sometimes approved if the land should fail a conventional perk test. A sand mound system is similar to a regular system except that special sand is brought in to use to construct the drainage field.

 

Sand mound systems are not allowed in all areas, so you'll need to check to see if they are in your area. The cost to put a sand mound system in, is two to four times more than that of a standard septic field, they can also be noticeably unattractive. It sure is best to know and understand your sewage system options before you make a commitment to buy a parcel of land.

Dale that is some good information for folks thinking about buying land and building a home. If they have to put in a septic or even drill a well they best find out what the area will allow and not allow. It would be ashame and then find out they could not build and that has happened to some folks. Deptending on the area they have different types of systems and you best do what the environmental folks say or it won't pass inspection.

Again, my friend some very good information.

Carl and Ceil - Thank ya kindly, Folks sure do need to take the time to find out, what can and can not be done on a peace of land. Before they hand over any money for it. You sure are right about the environmental folks, you best mind your P's and Q's with them. Thats for sure.

I sure do like the name Hang Out for that there post, for all of us to stay in contact with one another.

I'll go by after I reply to our friend Shirley.

Shirley - you are welcome, folks really need to know what the do'd and don'ts about land they are looking at to buy, and wanting to build a home on. Septic systems sure can be big at times. Its best for it to be a bit big, than to end up with one that is to small for the amont of folks that will be living in a home and using the septic.

If a peace of land a buy maybe looking at to buy, and it has not had a perk test done on it yet. I sure would recommend that they have a contingency written in the land contract that makes the final sale of the land subject to a favorable offcial perk test. If for some reason a seller would be recluctant to allow a buyer to have a preperk or a perk contingency clause in the land contract, then I would be sayen buyer beware. They could very will be on their way to byuing a beautiful campsite that will never have a home on it.

Very good information in your post. FYI it is perc short for percolation test. But now in our area they do soil test and the word perc test is still used as it is so generic of a term.

Dale, Yikes did not know you would take offense and I meant none by using FYI.  With a plumber family, a zoning administrator husband, Perkcolation is not a word to them and is pointed out to me the Realtor often. Many will call it a Perk Test and it is fine with me.

Did not at all take offense from the first comment you left here. But seen that I've been around a lot of septic system folks, and have worked in construction in many State's. Could not have folks visiting this post, start thinking that I do not know the right words for things. That I'm talking about in my posts.

Seen that I'm originally from the Grand State of Missouri. And haven some things that I'm used to callen by one word. Haven a whole other name for them here. Things just are not alawys talked of and called by the same name, in all areas of the Country.
